Is Wi-Fi available?
Yes, Wi-Fi is completely free and available in all rooms and apartments.
Do you have a lift?
No, unfortunately as it is an ancient Venetian building there is no lift available.
Are pets welcome?
We’re sorry but pets are not permitted.
Is breakfast included?
Sorry, we do not offer breakfast at our accommodation. However, in all rooms and apartments there is a coffee machine and free capsules. In nearby Campo San Fantin you can find many bars and cafes serving a good Italian breakfast.
What are your opening hours?
We are open all year round.

What time is check-in?
Check-in is available between 2:30pm and 7:30pm.
After 7:30pm you have the following options:
- self-check-in (free): access your accommodation using a code we’ll send to you by email. In your room you can find the form to be filled out along with instructions for self-check-in;
- check-in with baggage assistance between 7:30pm and midnight (15.00 euros): our staff will welcome you and assist with your luggage.
What time is check out?
Your room/apartment must be vacated by 10:00am.
Can I arrive at the hotel prior to the scheduled check-in time?
Yes, but we ask you to notify us when booking or at least the day before arrival. We will give you the opportunity to leave your luggage free of charge until your scheduled check-in time.
Where can I park my car?
The most accessible parking is at Tronchetto or Piazzale Roma. For information, visit the website www.veniceparking.it.
Do you have a shuttle service to/from the airport or train station?
We do not have a private shuttle service. You can reach us by public transport service or by private taxi. For more information, see our HOW TO GET HERE.
How can I access the property? Will someone be there to welcome me?
A couple of days before your arrival you’ll receive an email with the access code for the main entrance of the building and your room/apartment, which is to be typed on the keypad next to the door. The code will be active from 2.30pm on the check-in date until 10:00am on the check-out date. During your stay you can freely access the structure, even outside of our staff’s working hours. In any case we ask you to let us know your expected time of arrival so that our staff can be present to welcome you during the standard check-in hours of 2:30pm to 7:30pm.
Can I arrive at the hotel after the scheduled check-in time?
Yes, but we ask to be notified of your scheduled time of arrival at the time of booking or at least the day before arrival.
After 7:30pm you will have two options:
- perform self-check-in (free);
- ask for check-in with baggage assistance from 7:30pm to midnight (15.00 euros).
Can I leave my luggage in storage after check-out?
Of course. We offer free luggage storage service after check-out to all our guests. Luggage must be picked up by 7:30pm on the day of check-out.
Is there a reception area at Residence La Fenice?
In Residence La Fenice there is no reception. Our staff will welcome you at an agreed time for the check-in. If our staff is not available at the time of the check-in, you may enter the accommodation using the key-code that we send you by email a few days before your arrival. Our staff will come to welcome you and to do the check-in as soon as possible. During your stay, if our staff is not present at the reception, you may contact them on +39 041 2413542. They are always available to assist you over the phone from 8:00am to 11:00pm. If you wish, you may use the telephone located on the desk in the entrance of the building to contact our staff free of charge..
ROOMS AND APARTMENTS
What are the amenities in the rooms?
In all our rooms you’ll find hot/cold air-conditioning, free Wi-Fi, satellite TV, minibar, coffee machine with free capsules, safe and complimentary toiletries.
What appliances are available in the apartments?
In the apartments you’ll find: fridge with small freezer, stove, dishwasher, oven, microwave, kettle, coffee machine. In the rooms you’ll find: coffee machine and minibar.
Is there a washing machine in the apartments?
No, in our apartments there is no washing machine.
Do you have any rooms with a bathtub?
Bathtubs are only available in one of the 1 bedroom apartments.
Are there cots and beds for children?
Yes, cots for children up to 3 years are available free of charge upon request.
On what days are the apartments cleaned?
The rooms are cleaned daily. The apartments are cleaned on check-in and check-out.
Do you have disabled-accessible rooms?
No, unfortunately our structure is not equipped to accommodate disabled guests.
Do you have smoke-friendly rooms?
No, we do not have any rooms for smokers. You can only smoke in the courtyard at the front of the building.
BOOKING AND PAYMENT
Why did I book a refundable room but was charged the full cost of my stay?
If the booking is refundable, we do not charge anything: we limit ourselves to pre-authorizing the reservation amount. In case of cancellation within the allowed terms, the pre-authorization will be cancelled.
What are your cancellation policies?
Cancellation is free up to 7 days before the scheduled arrival. After this deadline, in case of cancellation or no show, we apply a penalty corresponding to the entire amount of the booked stay.
What payment methods do you accept?
We accept all major credit cards (Visa, Mastercard, CartaSi) as well as cash and advanced bank transfers.
What happens if I cancel my reservation after the allowed time?
In this case we will charge the full amount of your stay.
If I plan to pay on arrival, why do I have to enter my credit card details when booking?
When booking online, we will ask for a pre-authorization for your credit card (freezing of the amount). This pre-authorization only serves to guarantee the reservation: you will not be charged anything before your stay. In case of cancellation within the deadline, the pre-authorization will be cancelled.
As a confirmation, what kind of deposit do you ask?
When booking, we always ask for your credit card number and expiration date, only as a guarantee. We will not withdraw any amount until the time of departure, except in the case of no-show or early departure. We reserve the right to check the validity of your credit card with a pre-authorization request for the amount of the reservation. In case there are errors, missing or invalid data, we will consider your booking to be invalid.
Alternatively, we will request, on confirmation of the reservation, advance payment of the entire sum, to be paid by bank transfer.
How much is the tourist tax?
The tourist tax is 4.00 euros per person per day. It must be paid in cash at check-in.

Asela, the gentleman that took care of us. was extremely attentive and helpful. He helped us do reservations for taxi, he gifted us with a trip to Murano, and helped us make changes in our plane reservations. Luxurious apartment in fantastic location in the heart of Venice.
We loved the spacious, nicely decorated, luxury apartment, with keypad entrance in nice neighborhood. We were very warmly welcomed, even though we were a bit late checking in. The location was great, close to the Piazza San Marco and across from the La Fenice Theater, offering good restaurants, coffee shops and shops on a pedestrian walkway. We were literally in the centre of most attractions, within walking distance of everything.
We had a great time in Venice and Alesa was an excellent host.
Asela was a wonderful host. He was very helpful in offering restaurant advice, checking on lost luggage, and speaking Italian to the water taxi companies. The location was great, a short walking distance to San Marcos square, restaurants and bistros around the corner. Had an excellent trip.
